(综合报导)一项最新研究显示,美国Trader Joe's超市附近的房产比全食超市(Whole Foods)附近的增值更多。这两大美国零售业巨头附近的房产价格都高于全美平均房价。所以,选择在哪?居住也会影响自己房产的未来价值走向。
  据rgj.com网站报导,美国房地产数据分析公司RealtyTrac于本周公布了这项研究,结果显示,Trader Joe's超市附近的房产,比购买时增值40%,而全食超市附近的房产则增值34%。
  Trader Joe's于1958年创立于洛杉矶,Whole Foods Market在加州帕罗奥图等地开设多家分店。
  Trader Joe's超市附近的平均房价为592,339美元,比全食超市附近的房价561,840美元高出5%。全美平均房价为262,068美元。
  另外,Trader Joe's超市附近的业主缴纳的房产税更多,比全食超市附近要多59%。
  RealtyTrac在此次分析中,考察了不同邮政编码地区的房价、房产升值幅度和房产税,总计有400多个邮政编码的400万个住户。
  其中包括只有全食超市的188个邮政编码地区,有1,700万住户,以及只有Trader Joe's超市的242个邮政编码地区,有2,300万住户。
  RealtyTrac发言人吉妮?沃克(Ginny Walker)说,超市在经营方面要非常有策略,这两大超市都非常善于在开业前考察周围环境、房产升值潜力、居民收入水平和人口结构等。
  报导最后说,不管怎样,选购房产还要考虑所在城市和自己的需求,选房时一定要确保详细、谨慎的调查。
