Workers in hardhats and fluorescent-colored vests hustle about under the warm Nevada sun, lining pools and installing landscaping at a soon-to-be opened condominium project in the southwest valley.

The sight of busy construction workers has been exceedingly rare throughout Las Vegas in the years after the Great Recession, which sent many condominium projects into bankruptcy and stalled the completion of others.

But with only a month until The Modern’s grand opening, workers are busy putting finishing touches on a project its owners hope will be a success in the new era of Las Vegas real estate.

Originally built in 2008 as the Luxe Lofts, the condominiums at 8925 W. Flamingo Road never were occupied before being bought out of bankruptcy by investors in 2011 and renamed The Modern.

Described as a “boutique” property due to its size, The Modern offers 83 units in one-, two- and three-bedroom floor plans, with prices starting in the low $200,000s, said Nicole Milner Breen, director of sales and marketing.

The workers seen milling about the complex were completing a number of upgrades, including re-applying stucco to the outside of the buildings, repainting interiors, installing energy-efficient windows and remodeling the property’s façade.

Inside, the units contain all the features of a modern condo — stainless steel appliances, granite countertops, high ceilings and large windows that flood the common areas with natural light.

The property also offers more usable space than Strip condominiums, which are often built with sharp angles and tight corners to make sure each unit gets a view, Milner Breen said.

“In this community, you can’t help but get to know each other,” Milner Breen said.
