Number of Summerlin homes ready for occupancy shrinking
Popular neighborhoods developed by six builders in multiple villages in the master-planned community of Summerlin have standing inventory with move-in-ready homes available. But because of demand by homebuyers seeking immediate move-in, the number of homes ready for quick occupancy is shrinking, according to Danielle Bisterfeldt, Summerlin marketing director.
The Mesa, Summerlin’s southernmost village to date, features Amado, a neighborhood nestled against the Spring Mountains and where several builders offer a variety of designs.
Pulte Homes’ Amado Terraza has just one home left. The 2,575 square foot home, with four bedrooms and 3½ baths, includes a first-floor master bedroom, two lofts and a two-car garage. Priced at $392,418, the home is on a corner lot, directly across from the neighborhood park and private pool.
Four homes are available at Cresta del Sol, also in the Amado neighborhood. These Woodside Homes floor plans are priced in the mid- to upper $300,000s and include one move-in ready home with three bedrooms and three baths. Floor plans feature first-floor master bedroom suites and dual master-bedroom suites.
“For homebuyers seeking a move-in-ready home in Summerlin, the time to act is now,” Bisterfeldt said. “People can really feel a true sense of a home by walking through each room and imagining themselves living there. Homes already designed for comfort are available for the buyers who want a more simplified home-buying process.”
Just north of The Mesa village, in the heart of the community, the village of Summerlin Centre offers multifamily townhomes at West Park Villas. Only three are still available. Tucked inside a cozy neighborhood just west of the Las Vegas Beltway near The Shops at Summerlin that will open this fall, these townhomes by William Lyon Homes are priced from the low $200,000s. They vary in size from 1,556 to 2,048 square feet and come standard with a two-car garage. Floor plans include up to four bedrooms, a third floor bonus room and optional tech center, loft or study.
Villa Trieste by Pulte Homes, also in Summerlin Centre, offers detached single-family homes, and only three homes remain. Part of Nevada’s first LEED Platinum certified neighborhood, homes here include solar panels and tankless water heaters. Villa Trieste residents boast of double digit power bills. These move-in ready homes include front and backyard landscaping and start in the low $300,000s.
The Canyons village is home to Mira Villa luxury condominiums. Tucked along two golf courses, this gated, upscale community is almost sold out. Still remaining are three 3,800-square-foot, single-story, three-bedroom luxury penthouse suites. They include private elevator entrances, 10-foot ceilings, four-car garages and large terraces with outdoor fireplaces and built-in barbecues. The homes are available from the high $900,000s.
