去年在大賭城區內推出的新屋社區，賣
出情況非常好，每一期推出市場，建商都要加價，目前推
出新屋低於15萬以下的很少，如果想要買回報率高的新屋
，韓德森市 ((愛維納 )) 新屋社區內，可以買到第一
期工程房屋，以不到 $13萬元的價格出售。

愛維納社區第一期工程推出二種格局，室內面積分別有
1436平方呎以及1482平方呎，都是兩層樓，三臥二套半浴
，樓上還有一處空間Loft，一樓是寬敞的客廳廚房及餐室
，廚房有中央島，及採用高級花崗岩檯面加上四吋高牆緣

我計算了一下投資回報率，如果買主付25%頭款，是3萬
2498元，使用3.75%固定30年的利率付他總數9萬7493元貸
款，每月本金加利息僅480元，加上房屋稅金約108元和保
險費約40元再加上70元的社區管理費，他每個月只需付
698元，就可住進一棟獨棟的全新住宅裡，夏天還可天天
去社區泳池游泳，消暑兼健身。

如果是投資人，這樣的新屋很容易租出去，房租約1000元
，交給管理公司代勞，每個月付出約80元，那麼這棟房屋
的年淨收入有2660元，加上投資人因為房屋自然消減及個
人稅務利益，從投資角度看買主應該挑選買這裡。大家都
知道把3萬元放在銀行生息一年能有500元就很不錯了，可
是投資於賭城新屋，有很大增值空間，的確是把餘錢善作
投資的一種方式。
