2012年銀拍屋將大減？ 【拉斯維加斯訊】 2011年房地產銷售在拉斯維加斯仍然是市場熱絡，購屋者多數是好不容易才「搶購成功」。每個月的統計，成交房屋數量大都維持在數千棟的數量，低的月份也許3800餘棟，高的月份就是四、五千棟了。 由於新的房屋沒收程序法律通過，銀行對違約未付房貸的屋主，需要花更多的時間才能完成沒收房屋的程序，然後才可以推出市場待售，大多數房地產經紀都感覺到銀拍屋（REO）屋源大為減少。 以去年內華達州每個月平均要送出2000張房主違約未付房貸通知(Notice of Default)為例，房屋主人在收到上述通知後，會有90天的緩衝期，要全力籌款補付欠款，或在限期內以「短售屋」形態將房屋售出(為不足額還款售屋，須銀行批准才能過戶)；否則90天過後，銀行有21天時間，公告Trustee Sale公開拍賣房屋，若未成功售出，銀行即有權將房屋沒收，公開上市後即為俗稱的「銀拍屋」——REO。 目前法院參與「銀行屋」沒收程序，一定會將上述90天加21天時間延長到更久，估計會延長至少數個月。 以2012年1月11日大拉斯維加斯房地產協會(Great Las Vegas Association of Realtors) 的 Multiple Listing顯示 ，市場上的房屋(含家庭屋、城市屋、共有公寓、活動屋等)，共有1萬1399棟待售屋，其中短售屋(Short Sale)占了6281棟，剩下的銀行屋及傳統屋主售屋，就只剩下5118棟。 行文至此，聰明的讀者，不管是自住或投資，是否心中有數？知道未來房屋市場走向，屋源至少短期內只會減少，不會大幅增加，是認為該三思而後行呢？還是該學學，有位購屋客人開玩笑說他的母親說「不能三思」！因為三思後就「行」也不敢「行」了；何來當機立斷搶購到夢想中的好屋呢！
