房價盤整 買賣認知差很大

大賭城區內的二手屋市場,產生了買賣雙方心理上巨大的差異,買主嫌貴不肯出手,賣主怕賣得太低把售價往上加,市場上愈來愈多沒有人出價的待售屋,賭城房市又有新變化。


現在的買主,有許多是去年一整年中在賭城四處看房子,而且下了無數出價單,卻一棟合意房屋都買不到的買主,他眼見去年沒買到的同棟房屋,今年回到市場卻加價7、8萬元甚至10餘萬元,對這種炒過的房屋不再感興趣。有些買主甚至告訴帶看屋的經紀人說:絕不買被炒過的房屋,看房之前,要先知道那棟房屋上一次是什麼時候成交過戶的。

過去兩年中來賭城買房的投資者,最近對賭城二手屋快速漲價情形心裡有躊躇,投資者了解房價必漲,但是感覺漲幅太大過快,買屋的熱度減低。
對於決定要賣屋的屋主,又是另一種心態,他們覺得前幾年損失太多,現在賣屋還是賠,恐怕賣早了,就要把售價訂在未來兩年中可能漲到的行情。
買主賣主經歷過賭城房價的巨變後,從各自的角度出發,就有了時下這種很難同步的價錢認定差距,唯有靠時間,才能把差距拉進。買賣雙方都需要重新瞭解市場,現在進入盤整期。

在房市沒有巨變之前,買賣雙方處於共同的規範下容易達成共識,買主只要看中房屋,價錢負擔的起,地點適中,就會出價進行交易;現在買主從有太多選擇變成很少選擇,再遭遇到房貸利率上升,大家明白了挑選房屋的關鍵不一定是:地點、地點、地點,而是:時機、時機、時機。和投資股票期貨一樣。

沒有人能準確預測這種情況將持續多久,房屋市場上目前開始有了應該賣屋的呼聲,儘管房價在未來數月還是很可能再上揚,因為「僧多粥少」市場現況依舊存在大賭城區的房市當中。

賭城區內的房價於2012年1月跌至谷底,那個時候中間房價是12萬2000元,為2006年高峰頂時期31萬5000元的四成以下,今年8月的中間價回升到18萬2000元,說起來這一年半之中,漲價6萬元,漲幅驚人。

最近三個月,很多華人投資者說,他們選擇投資拉斯維加斯房屋,最主要原因是確定賭城房價不會再往下跌,此時出手買房應該是風險低的好投資時機。


目前大賭城區內最便宜的新屋社區,在北區

SOME PEOPLE THINK IS "TOO" DANGEROUS TO INVEST IN CLIFF DOVER COMMUNITY,
BECAUSE OF IT'S PAST HIGH CRIME RATE HISTORY.......

But,
Do U really believe the Walmart (across the street) can operate 24 hours if this is in a crimes ridden area ???

Also the U.S. airforce base "Nellis" is only 1 block away from this community,
Can the federal government tolerate any crime just outside of it's very important military facility ???

Btw,
this cliff dover's zip code of = 89115 appreciated over 15% (in just last year of 2012 alone)
not including this year 2013 of another 10%+ appreciation rate!!!

I think many wise men missed the great appreciation which Vegas could offered them,
just because they were stacked in the "Past performsnce mode"!

As any good investors,
we always have to look forward, not backward!
And as the old chinese proverb saying : "CRISIS = OPPORTUNITY"  :o))

Our company has so far sold over 20 units of this cliff dovers community in the past 30 days alone,
and few of those already built up are currently "RENTED OUT" without any problem nor delay :O))
