New home sales are up in Southern Nevada!


Las Vegas, NV (KTNV) -- New home sales are up in Southern Nevada.



From a Paseos Village in Summerlin to a Harmony Homes development off 215 and Durango, locals are building and buying.



At the Harmony site, home buyer Crystal Morgan had some advice.

"Prices are starting to raise so.. if you want to buy a house, now is the time to do it," Morgan said.



At around $160,000, the largest model in her new neighborhood sells for a relative song
.

Shopper Sherry Delappe said, "My daughter's buying her first new home and I think she's paying about the same as I paid for my first home."

Jeremy Aguero of Applied Analysis and the realty research company SalesTraq said low interest rates, great prices, plus supply and demand are driving new home sales.
Aguero told Action News, "New home closings are by almost 25 percent year over year and the pricing is showing some stabilization. On top of that, we're actually permitting more new homes in Southern Nevada than we have in a very, very long time, going back at least a couple of years."
The median price for a new Southern Nevada home in February was about $200,000.

On the existing home supply side, a new state law makes it harder for banks to foreclosure. Some buyers don't want those properties anyway.
Kathy Holtzman told Action News, "You're not buying something used, that type of thing, the short sale, foreclosure. You don't know what you're getting into when you do that."

Aguero added, "Employment is showing signs of improvement. We're actually creating jobs in a number of sectors where we weren't doing that a couple of years ago."
That includes Nevada's hard-hit construction industry, now busy building new homes.
